Professional opinion: August is normally a "slower" month for us in terms of business with school starting and people vacationing but with this year and everyone staying home during pandemic we saw a very similar spring numbers which tells us there is still plenty of buyers in our market. Texoma is still experiencing a volume shortage of sellers so the few sellers that are out there have been successful in getting closing to their list price. We need more houses to sell!

Professional opinion: July we saw a small decrease in average sold per sq foot but that is due to a few lower sales pricing hurting the average. The main statistic from July was SELLERS GOT 99% of their list price which tells us we are still in a sellers market.

Professional opinion: June was a better month production wise than May we since we had more closings. Average price per square foot came down a little bit but sellers continued to get 97% of listing price. I think its a great time to sell and upgrade or to build. Older houses continue to get great sales prices while new construction is remaining affordable compared to higher priced older homes. Professional opinion: May in Texoma is par for the course compared to 2019 data on closed sales in May. What is nice to see is new constructions going up in sales, this May we had $126 price per square foot on houses newer than 1980

Values continue to rise as new employees move into the area for work, people are upgrading their homes with new constructions still going on. All of these are strong signs are market is healthy and growing.

April 2020 Market Report

Professional opinion: I am shocked to see the data showing April was better than March. We had 49 closed in April and only 28 in March. We had the lockdown in full effect for most of Texoma and we stayed busy in real estate. This is great news for home owners as values seem to continue to rise as the avg sold price per square foot was $102/ft and 112/ft (newer than 1980). The houses were also selling faster as the average days on market was 31 in April.

With more houses being sold in April than in March we can only assume that May will continue to increase as well. The best part of this news is that SELLERS GOT 98% of their list price in April 2020! This is amazing and shows our area is still in a sellers market. We will continue to provide all of our readers and customers with the best , fastest news available. March 2020 Texoma Market Report

Professional opinion: March was better than February which is what history shows us. With COVID 19 going on we will likely see the affects of this in 2-5 months ahead. The first time buyer market under $200,000 was very strong in March young families were still active in the market. We saw in increase in sold per sq foot which tells us the market in March was continuing to go up. Sellers got 96% on average of what they listed so to me that is also confirmation in having a sellers market. Will we see that change in the future?

 

What will April and the following months look like? I believe we will lose many looky lou's or buyers who were on the fence. Houses will continue to sell and the buyers that remain active will be solid legit buyers not wasting anyone's time during these crazy times of staying distanced. We will have more listings come available with sellers struggling to make ends meet during job loss and pay suspension, as of now we don't have clarity on loan forgiveness programs from banks but this will not be as severe as it was in 2008, Oklahoma won't have the major real estate market crash nor do I think anyone nationally will (compared to 2008). Vacation areas may take a harder hit then non tourist locations. In real estate its very hard to lose value but I do anticipate more listings to hit the market and maybe an adjustment to a buyers market which will force sellers to be more aggressive in their price. February 2020 Market Report.

Professional opinion: The winter months normally can favor a buyer in getting a better price because not many people are moving around Christmas or the holidays. We saw in February 2020 avg price per sq foot go down but the sellers were still getting 97% of their asking price so that tells us we are still serving a sellers market. If you look at how many current listings we have we almost tripled our January inventory so the sellers are starting to increase and we should see more listings in March as we head into spring season. Professional opinion: I used the entire month's data but there were a few run down homes purchased that decreased the sold price per square significantly. The takeaway from January is that if you have a house under the 200k mark it sells fast. There's not much currently on the market for first time buyers (not counting new constructions) so if you have ever thought about selling, now is the time.
